High volume. Accessible price points. A market where 101 waterfront closings and $39 million in volume speak for themselves — and where local knowledge is the edge.
Michigan's Largest Inland Lake
At roughly 20,000 acres, Houghton Lake is the largest inland lake in Michigan — and it is the volume engine of the Tri-Lakes real estate market. Year-to-date 2025, 101 waterfront properties closed, totaling over $39 million in sales volume. That is more than twice the waterfront unit count of Higgins Lake, at a meaningfully more accessible price point.
The lake is not a monolith. The south shore runs along the M-55 commercial corridor through Houghton Lake Heights and Prudenville — more developed, more accessible, higher year-round population. The north shore is a different character entirely — quieter, more private, more resort-like. Properties here feel closer in spirit to Higgins Lake, with forested lots and less commercial density. Where your property sits on this lake shapes the buyer it will attract, the rental it will generate, and the price it will command.
This is predominantly a secondary home market — with a higher percentage of full-time residents than Higgins Lake, particularly on the south side. And with estimated home values up 10% over the trailing twelve months, it is a market with momentum.
2025 Market Intelligence
Houghton Lake is the most active waterfront market in the Tri-Lakes area. Waterfront properties here close closer to asking price than Higgins Lake — but recent-period data shows buyers continue to negotiate on frontage quality and condition when pricing stretches. This is a market that rewards honest pricing and turn-key presentation.

Who Buys on Houghton Lake
Short-Term Rental Ordinances
Houghton Lake is divided among four townships, each with a distinct regulatory approach to short-term vacation rentals. The difference between a property in one township versus the next could be the difference between a legal rental operation and a prohibited one. This is one of the most important due diligence questions in this market — and it is one Corey tracks closely.

Client Experience
"He showed my wife and I several properties in the area before we settled on a lakefront home on Houghton Lake. Corey recently alerted us to a Higgins area property perfect for building a storage barn for the boats and other things. Highly recommend Cory for his expertise for the area."
