Houghton Lake —

At roughly 20,000 acres, Houghton Lake is the largest inland lake in Michigan — and it is the volume engine of the Tri-Lakes real estate market. Year-to-date 2025, 101 waterfront properties closed, totaling over $39 million in sales volume. That is more than twice the waterfront unit count of Higgins Lake, at a meaningfully more accessible price point.

The lake is not a monolith. The south shore runs along the M-55 commercial corridor through Houghton Lake Heights and Prudenville — more developed, more accessible, higher year-round population. The north shore is a different character entirely — quieter, more private, more resort-like. Properties here feel closer in spirit to Higgins Lake, with forested lots and less commercial density. Where your property sits on this lake shapes the buyer it will attract, the rental it will generate, and the price it will command.

This is predominantly a secondary home market — with a higher percentage of full-time residents than Higgins Lake, particularly on the south side. And with estimated home values up 10% over the trailing twelve months, it is a market with momentum.

Denton Township enacted a new STR ordinance approximately two months ago — among the most permissive in Roscommon County. Rental operations are permitted with registration so the township is aware of the property's status. The ordinance is primarily a modest health and safety compliance framework. Of all the townships surrounding both Higgins and Houghton Lake, Denton has the lightest regulatory touch.
